Do you arrange access to the property, or is that something I need to do?

Yes, we deal with all access arrangements to your property through the estate agent/vendor.

Can I be there whilst the home survey is completed?

Yes. You are more than welcome to be there when the survey is undertaken (subject to the vendor agreeing). This is because we work in a very methodical way to ensure nothing is missed, and someone accompanying us for the complete survey can be distracting. We would normally recommend that the surveyor speaks to you at the beginning of the survey, or after the surveyor has been completed. Our surveyors are more efficient if left alone to complete the survey process.

Can you pay special attention to specific issues/worries we have about the property?

Yes, as part of our preparation, we will ask you to complete a short questionnaire that the surveyor will look at before the survey and writing your report. When we have issued the survey report we will offer you a chance to speak with the surveyor directly. This provides an opportunity for you to raise questions. You are also more than welcome to ask us a question on the phone, and if needed, this will be referred to a surveyor for further clarification.

Is it worth getting a survey on the house?

Buying a house is likely to be the most expensive purchase you will ever make in your life and if you are taking out a mortgage it may be decades before the house is paid for. Other than on new houses where a warranty may be offered you have limited recourse to the people who sell the property to you and therefore, we always recommend that you have a home survey. In our experience we almost always discover something (or lots of things) which you were not aware of prior to the survey. This allows you to make a more informed decision about the purchase.

What are the benefits of working with a local home surveyor?

As local surveyors we are familiar with the area we are working in and have often seen buildings nearby. This means that we can sometimes identify issues which would otherwise not have been apparent. Because we only work locally, we can also provide a personal service meaning there will be no difficulty in reaching the surveyor if you need to speak to them about anything.

What is involved in a home buyers survey?

The home buyers survey (or a level 2 survey as it is now known) involves a visual inspection of the inside and outside of the property along with an inspection of the grounds and a ‘building surveyors’ review of the services. During the survey we inspect all of the main elements of the property such as chimneys, roofs, walls, floors and ceilings with the aim of identifying any major issues and provide advice to you about the property. We will operate a sample of windows and doors and use a sample of services. We also lift any lightweight inspection chambers. This survey is the ‘medium’ level survey and usually suitable for properties constructed after the second world war and in a good condition.

Can I speak to the home surveyor?

Yes, we will offer you the chance to speak to the surveyor who surveyed your property after issuing your property report. We prefer to talk to our clients after the issue of the home report because it allows the surveyor time to reflect on the inspection and means that we do not unnecessarily repeat our opinions. It also provides a chance for you to ask questions about things you do not understand.
